Regular maintenance keeps air conditioning efficient, reliable and healthy to be around — and for larger systems, some of it is a legal requirement. A little routine upkeep by the user, combined with periodic professional servicing, prevents most problems and protects the investment.

A little upkeep, plus professional servicing

The simplest and most valuable thing anyone can do is keep the filters clean — clogged filters make a system work harder, cost more to run and cool less well. Beyond that, units should be kept clear and the condensate drain kept flowing. Everything else is a job for a qualified engineer at a periodic service.

What you can do yourself
  • Clean or replace filters regularly — the single biggest factor in keeping a unit efficient and the air clean (how often depends on the unit and how hard it works).
  • Keep units clear — don’t block the airflow to indoor or outdoor units.
  • Check the drain — make sure condensate is draining away and not pooling.
  • Listen and look — unusual noises, weak output or ice on the pipes are signs to call an engineer.
What a professional service covers — and what's required by law

A periodic professional service checks the refrigerant charge and looks for leaks, cleans coils, inspects electrical connections and controls, clears drainage, and confirms the system is performing as it should. For larger systems, some servicing is a legal duty: systems above certain refrigerant quantities require periodic leak checks by F-gas certified engineers, and larger installations may need periodic TM44 inspections. For commercial sites, a planned preventative maintenance (PPM) contract schedules all of this regularly — often a condition of equipment warranties as well as good practice.

Why it pays off: a well-maintained system runs more efficiently (lower bills), breaks down less, lasts longer, keeps the air cleaner, and stays compliant. A neglected one does the opposite — higher running costs, more failures, and potentially voided warranties or missed legal obligations. Regular servicing is one of the cheapest ways to protect what’s usually a significant investment.
